From heads of terms to registration
A residential purchase usually takes six to ten weeks from first offer to the signing of the contract, and a further period until ownership is registered in the buyer's name.

Fixed-fee transactions, step by step
For the matters we handle most often we publish our fees and the stages involved, so clients can plan from the outset.
A typical property purchase
- Due diligence. Land Registry extract, planning status, liens and the seller's identity.
- Negotiation. Price, payment schedule, fixtures and handover date.
- Signing. Contract signed; a cautionary note (he'arat azhara) registered for the buyer.
- Tax reporting. Purchase tax declaration filed within 30 days.
- Registration. Transfer of ownership recorded once all payments are made.

Government fees, translation and courier costs are charged at cost.
Funds held in trust
Where a transaction requires an escrow, funds are held in the firm's trust account at an Israeli bank and released only against the conditions set out in the contract.

How long things take
Company formation
Usually 3–7 working days after documents are signed.
Property due diligence
5–10 working days.
Lease negotiation
2–4 weeks, depending on the landlord.
Ownership registration
Typically 2–6 months after final payment.
